What does it cost to rent my home with miKe z Rentals

Commissions historically are calculated using rental income, disregarding reservation expenses. This is an unfair and outdated pricing model. Mike Z Rentals does not charge a commission! We consider ourselves partners, and we pay you up to 80% of the NET Rental Income, depending on the Revenue Management Strategy you choose. Additionally we have a recurring Technology Fee ($299/yr) and a $500 Maintenance Funds held in reserve.


What services and processes do you provide home owners?

  • Consult on Pricing & Terms

  • Inspect property for minimum standards (see list below)

  • Collect important information about you, your property and community to brief your renters

  • Schedule professional interior, exterior & drone photos

  • Onboard listing to an extensive list of OTA’s (Online Travel Agencies) like Airbnb

  • Respond to Inquiries, Qualify Guests & Book Reservations

  • Execute Reservation Agreements & Collect Funds

  • Coordinate HOA Application & Approval Process, where applicable

  • Communicate with future Guests & Coordinate Arrival

  • Inspect Property prior to Guest Arrival (All Standards must be met, see list below)

  • Handle Repairs, Maintenance and other guest inquiries

  • Coordinate Departure & Inspect Property after Guest Departure

  • Schedule cleaning with our very own cleaners

  • Remit Tourist Tax Payments to State & County


What are your minimum standards for my home to be in your vacation rental program?

  • Entire Interior must be professionally cleaned prior to Guests arrival

  • ALL TV’s working with basic cable

  • Leave ALL access items on kitchen counter (mailbox & pool keys, garage openers, gate passes, etc)

  • Working Wi-Fi with Network Name & Password given to Mike Z Rentals

  • All appliances clean and working with special instructions if applicable

  • Dispose all perishable food items

  • ALL light bulbs working (please replace burnt out lights)

  • Smoke detectors not beeping with depleted batteries

  • Outdoor living areas must be clean & set for use

  • If applicable, leave instructions for Specialty Blinds or Electric Storm Shutters

  • All beds must be made with clean sheets.

  • All closets must be cleared and clean (optional; you may lock personal belongings in 1 closet of your choosing. At least 1 large closet must remain empty in the Master Bedroom)

  • Bathrooms clean with toilet paper and bath towels ready to use

  • Fresh filter on A/C & extras for changing

  • Instructions for operating pool equipment, if applicable

  • Basic cleaning supplies (glass cleaner, multi-surface cleaner, broom, mop, vacuum, laundry detergent, dish soap etc…)


WhAT ITEMS MUST BE LEFT IN MY HOME FOR THE RENTERS?

Minimum required supplies:

  • Iron & Ironing Board

  • Toilet Paper, Paper Towels, Kleenex

  • Sufficient Silverware and Plates

  • Coffee Maker/Kuerig

  • Toaster

  • Pots & Pans

  • Kitchen Utensils

  • Can Opener/Bottle Opener/Corkscrew

  • Trash Bags, Sponge, Dish Soap

  • Toilet Plunger & Scrub Brush

  • Sufficient number of clothes hangers


How can I help my property rent faster?

You can help your property stand out by keeping a neutral decor, minimum personal photos or family items, and by keeping more than the minimum supplies required to make your guests more comfortable. If your property meets at least 5 of the items listed below, we can list your property as a “PREMIER” rental property, which helps it stand out from other rental homes in the area.

  • Upgraded Cable Package or Netflix/Hulu

  • Access to 2+ beach chairs & umbrellas

  • Access to 2+Bikes

  • Printer

  • 55”+ HDTV

  • 2+ Car Garage

  • Transferable Golf or Social Membership

  • Located West of 41 / Tamiami Trail

  • Private Pool / Spa that are heated

  • Walkable to Beach (within 1 mile)


All the major players such as Airbnb, VRBO, Booking.com, Expedia, and the best source is direct -meaning we rebook and get new people to book our properties everday.

Where do you list the homes?


WHO HANDLES ISSUES OR MAINTENANCE REQUESTS WITH RENTERS?

We do with our own staff members. The guests are left with directions to contact us with any issues, concerns or maintenance problems. If a problem arises that we cannot solve without incurring a cost, we will be in direct contact with you to discuss your options. We handle coordination with all service providers to resolve issues on your behalf.



Of course, our owner portal allows you to log in and see when your property is booked for rental and also allows you to block of dates you do not want your home rented using a easy to use portal.
