Our team is here to serve you!  In business since 2016, we pride ourselves in taking care of your home like it is ours. We do this with full accountability- not only through your owners portal to see reservations made on your property but through our inspection software that shows you each time you home was cleaned, maintained, photographed and more! We consider you a partner with us so we are just as accountable as you to keep the 5 star reviews coming in!

STEP 1: WE PREPARE YOUR HOME FOR RENTAL

We aim to keep all of our processes as streamlined as possible so you can get on with your life and leave the rental management to us! Here’s what we take care of together to get your home ready for becoming a 5 star property with Mike Z Rentals:

  1. Property walkthrough

  2. Explain our process and requirements

  3. Consult on pricing & terms

  4. Inspect property for minimum standards (see FAQ page for detailed list.)

  5. Sign listing agreement

  6. Collect important information about you, your property and community

  7. Collect keys  & any applicable codes

  8. Schedule professional interior, exterior & drone photos

STEP 2: LET US LIST, MARKET, RENT & MANAGE!

By the time we get to Step 2, the hard part for you is over! Here is how we work to get your vacation home rented and managed:

  1. Acquire leasing packet from HOA and review for rental restrictions & policies (when applicable)

  2. Onboard the listing for marketing, maintenance and auto messaging.

  3. Syndicate to marketing channels including our own website, Airbnb, VRBO, Booking and more

  4. Respond to inquiries, qualify guests & book reservations

  5. Execute reservation agreements & collect funds

  6. Get first orders for branded guests supplies

  7. Communicate with future guests & coordinate arrival

  8. Inspect property prior to the first reservation and after every reservation

  9. Handle repairs, maintenance and other guest inquiries

  10. Schedule cleaning with our cleaners and get a linen count

  11. Coordinate move outs and re-booking of guests.

  12. Remit Tourist Tax payments to State & County
